The problem

What the customer called about

A Bixby homeowner in the 74008 ZIP code noticed their hot water was not getting hot as fast, or as hot, as it used to. They were worried the recirculating pump on their tankless water heater had stopped working.

Diagnosis

What our plumber found

Casey and Jared did the annual service on the tankless unit and checked all the fittings and filters. They also tested the house water pressure and found it was over 100 psi. The pressure reducing valve (PRV) that protects the house was starting to malfunction.

The fix

How we fixed it

We descaled the tankless heat exchanger with a flushing chemical and cleaned and checked the filters. For the PRV, we went to the supply house for a new 3/4-inch valve, came back the same day after our scheduled jobs, shut off the water to the house and replaced the old PRV with the right fittings. Then we turned the water back on and tested the pressure and operation.

Takeaway

What this means for your home

A tankless unit that heats slowly often just needs its yearly descale, because hard water leaves scale in the heat exchanger. While we are there we test your water pressure. Pressure over 100 psi is hard on a tankless unit and on every fixture in the house, and the PRV is what keeps it in check.

Questions

Straight Answers

Why is my tankless water heater slow to get hot?

Scale builds up in the heat exchanger over time. On this Bixby job we did the annual descale, checked the filters and fittings, and fixed high house pressure.

How often should a tankless water heater be serviced?

Once a year. We descale the heat exchanger and check all fittings and filters.

What does a PRV do?

A pressure reducing valve lowers incoming city pressure. This Bixby home was over 100 psi, so we replaced the failing PRV and retested.
